• These properties are not owned by TCF, LLC, but are available for seller financing through third-party sellers.

• Some leases are month-to-month, while others may have long-term lease agreements.
• Availability may be limited depending on current tenancy.

If a long-term lease is in place, the seller may need to coordinate with the tenant and either:

• Negotiate an early termination (which may include a relocation incentive); or
• Allow the lease to run its course until it converts to month-to-month or expires.

Compliance & Closing Process

For properties that will be owner-occupied and sold with seller financing:

• All required Texas Real Estate Disclosures (TREC) and applicable consumer disclosures will be provided.
• Loans are originated in compliance with state and federal regulations, often facilitated by a licensed mortgage originator such as Texas Pride Lending, when applicable.
• Closings will be handled at a licensed Texas title company.
• An Owner’s Title Policy will be provided by the seller.
• All seller-financed notes will be serviced by a Texas-licensed third-party loan servicer, typically August REI, to ensure proper payment handling, tax tracking, and compliance.
